Introduction
Hatt Farm is set in peaceful countryside and offers two guest rooms. The house is grade II listed and over 200 years old and whilst we aim to meet the needs of all of our guests there are some features which may make access difficult for people with limited mobility. It is a split level two story building. We are located along a long tarmac drive and our car park is gravelled. Unfortunately Hatt Farm is not suitable for wheel chair users.
Pre-Arrival
Our location is in the countryside and public transport is very limited therefore we are not ideal for people travelling without a car.

Main Entrance and Reception
The front door faces the view and is approached on a level paved area. There are three shallow (5”) and widely spaced steps to the front door which is 37” wide. On arrival please ask should you require assistance with your luggage. The reception area and lounge/ dining room are on the same level and carpeted throughout.
Grounds and Gardens
We have a large garden accessed from the front door and down 6 steps of uneven depth. The area is largely lawn with hedges, paths, flower beds and a large old apple tree offering shade. There is a gate at the bottom of the garden leading to the field and this is the Assembly point in the case of fire.
Lounge and Dinning Room
This room is carpeted throughout. There is a three piece suite with seating 17” from the floor and a rug in front of the fireplace. There is a table with coloured television, guest information and games. The dining table under space is 29” from the floor and the chairs have rattan seating which is 18” from the floor. The door is 6 feet in height (this is an old house!) and 33 ½ “ wide.
Staircase, Hallway and Landings
This has fitted carpet throughout. There are 10 stairs with a rise of 7” per stair and a banister leading to a small landing and then a further 7 stairs with a rise of 7” per stair and a banister (called a `dog leg` staircase). This is light throughout the night.
Bedrooms
Twin bedroom with en-suite showeroom
This room is up the first flight of stairs. There is central heating throughout the house. The temperature of each bedroom can be controlled by the thermostat on the radiator. This room contains two 3` beds with a minimum floor space of 20” around the sides of the beds. The beds are 20” high. There are two easy chairs and a dressing table stool provided. There is a fitted carpet throughout. In case of an electricity failure a torch is provided in the bedside cabinet between the beds. The en suite shower room has a full sized hand basin with mirror and lighting over. A toilet and a raised step in (7”) shower unit approx. 29” square.
Double bedroom with private bathroom
The temperature of the room can be controlled by the thermostat on the radiator. There is a fitted carpet. The bed is a standard 4’ 6” bed 22” high. There is plenty of floor space around the bed. Two easy chairs are provided together with a large wardrobe, dressing table and bedside cabinets. Torches are provided in the bedside cabinets in case of an electricity failure. The private bathroom is down the 7 stairs (7” rise each) on the landing (the stairs are light throughout the night) Bathrobes are provided for guests use. The bathroom has a tiled floor with a full sized non slip bath with shower over. There is a full sized hand basin and a toilet.
